My cousin is selling his home this month. It was built in 2000 and its in terrible condition, he never took care of it, so I know right away he won't get much for it. Nor does he care, as it is his fathers (wealthy) money. The house is in prime area and with a little work could easily sell for more. Can anyone point me in the right direction on how I can go about aquiring this and making money I just bought my first house last month so mortgaging is out of the question. OPM would be the way to go. Im lost.

No money since you bought your own home recently...
Talk to the father about holding the note for you and your plans. Maybe even get him to help with costs.
Or try finding someone else with the money to finance your plan.
