UPDA lookin' strong for today and most likely for the rest of the week. This stock is bein' talked about on other boards as well. UPDA seems to be creepin' up off a double bottom. My guess is oil going higher, so strong buy here IMO!

I was in at .118 as of 5/22 and on advice of Superman7.

Sounds like a promising company with some experienced leaders. Although, experience usually means you've made some mistakes... let's hope they do something with those 64 new wells!!!

It won't mean JACK unless they actualy do something with those new wells and start reporting a lot more revenues and delivered tankers full of petro.

The up trend started more than one week after, on the 17th January 2006, it got huge volume support on the 24th of Jan when the RSI crossed 70. Continued to run to .60 till the 28th or so.

I studied the chart from its spike to 1.00 in Oct /05 to now, in corelation to all news. It seems to be consistent with the news of a form 8-K being reported/filed. Whenever there are news of the 8-K the volume would go up and so does the PPS. Some 8-K had more of an impact on the PPS than others.

Keep in mind that this could be multiple coincidence. I think an 8-k comes out when there are any changes in assets that was not previously reported. Don't know when the next one will be out but it seems that more recent 8-k did not affect the PPS as much and that can be the result of investor confidence, dilution (if occuring) and many other factors.

Even if that was because of multiple coincidences, I still think this will run. The market will go up across the board, oil will go up and this will start to move away from the oversold area.

I'm gonna give it a few days and see where it will go.

GRAHAM, Texas--(BUSINESS WIRE)--June 5, 2006--On Friday, June 2, 2006, Universal Property Development and Acquisition Corporation (OTCBB:UPDA - News) subsidiary, Texas Energy, Inc., closed on its acquisition of the Catlin Oil and Gas Field in Jack County, Texas.

By closing this acquisition, UPDA has completed its largest acquisition to date. The property consists of more than 30 leases covering approximately 2700 acres containing 64 producing wells. It is also in close proximity to many wells generating prolific quantities of natural gas from the Barnett Shale.

As previously reported, Texas Energy assumed control of the property on May 1 and began the process of rejuvenating the field which had fallen into disrepair since the death of the founder of Catlin Oil about three years ago. Since assuming control, Texas Energy has returned several wells to production and now has 40 wells on line.

All of the wells on the WA & WB Beggs have been brought on line, as well as the Swan lease, the McAnear and one each on the Ruth, the Carney, the Dibrell, the Woods B and the Kinder. The injection wells on the Ana Kinder and the WB Beggs leases have been restored and the flow line on the WB Beggs has been repaired.

"We have also installed curbs around the tank battery," reported Texas Energy Field Superintendent, Steve Hall. "The Railroad Commission has already reinspected and signed off on the effort. Multiple curbs were installed on the WA & WB Beggs leases as well as a lot of brush clearing. The Kinder well was repaired and new belts were installed. Several new motors and wiring boxes as well as single phase converters were repaired and installed on most of the WA & WB Beggs wells."

Hall further indicated that, "We discovered a significant leak in the main line of our gathering system which, when repaired, should increase our gas production by at least one third. We will now inspect the entire 12 miles of pipeline and 70 mile gathering system on the property and may be able to realize further significant sales increases by repairing this system. This property may have been losing as much as half or more of its gas production through these leaks which we will be repairing around the clock."

"Finally, the repairs to the water tank truck will allow us to get more oil to sales and now that we are able to put the double pole pulling unit in the field, we should be able to step up the pace of our down-hole repairs."

In addition to the lease rights, pipeline, gathering system and equipment, Texas Energy has also completed the purchase of approximately 50 acres of surface rights, 35 of those acres attached to a house on the property and 15 acres involving the shop and equipment field.

nothing at all is happening, hopefully after the bell we will get some action, but from my experience on this stock, if it is to spike, it should have gapped big time by now...

Usually at around 9:25 AM the buyers come running in and at around 10:20 the train stops.

Aleks2, I agree 100% with you on that but you have to admit, this has gotten pretty low and it would taking advantage of this drop to get in around this price.

It's looking way oversold.

I have been averaging down as well to the point that most of my capital is on this. If I had more money, I would buy more. The lower it gets, the easier it is to lower my average from .26

I agree it's oversold due to low PR, but now with the report, it's not the same as before...at least I hope so. Nothing is 100% sure, but if you want to get large profit back you need to take risks. The risk is lower when you buy at low, keep that in mind! This is huge gap between the market value and the value of that company...just waiting for the pop while the reversal pattern started! Check on charts..

I played this stock in the past for nice gains, but the chart does not look good, it's hardcore down trending. Even if oil goes up, it may bounce for 30%, but then it's right back down. Chart is ugly and until significant revenues are produced, this stock is worthless.

I know bro, I had a look at the report and it does sound promising, but it's obviously not promising enough for many investors, as you'll notice the low volume, low price and the ugly chart. I would like to say that this is a buying opportunity, but I'm not sure we've seen the bottom yet. If you look at the chart, look at how many times people could of thought we had bottom, but the price just kept on fallin'. I'll be watching it closely, but that's about it for now.

Item 2.01 Completion of Acquisition or Disposition of Assets.
On June 2, 2006 (the "Closing Date"), Texas Energy, Inc. ("Texas Energy"), a Nevada corporation and a seventy-five percent (75%) owned joint venture subsidiary of Universal Property Development and Acquisition Corporation (the "Registrant"), completed the acquisition of certain assets pursuant to the terms and conditions of a Purchase Agreement dated April 12, 2006 (the "PA") by and between Texas Energy as the purchaser and the Caitlin Oil Company ("COC"), Virginia Catlin, Randy Catlin and the Estate of Carl Catlin (collectively the "Catlins") as the sellers. The assets so purchased by Texas Energy are described in more detail below, and in the PA which is attached hereto as an exhibit. The aggregate purchase price of the assets purchased by Texas Energy pursuant to the PA was $1,700,000 in cash.

On the Closing Date, under the terms and conditions of the PA, Texas Energy (the "Purchaser") purchased and COC and the Catlins (collectively the "Sellers") sold all of the rights, title and interest of the Sellers in certain assets collectively defined as the "Jack County Property" in the PA. The Jack County Property consists of: (i) approximately forty-seven (47) acres of real property located in Jack County, Texas, (ii) approximately thirty-six (36) oil and gas Leases on properties located in Jack County, Texas, (iii) certain equipment including, but not limited to, oil and gas wells, wellhead equipment, pumping units, flow lines, tanks, compressors, saltwater disposal facilities, injection facilities and other equipment used in connection with oil and gas exploration, development and production operations, (iv) certain tangible property including, but not limited to, furniture, tools, jigs, molds, rigs, well service units, elevators, trucks, trailers and other vehicles, and (v) certain transferable permits, franchises, approvals, and authorizations used in connection with the Leases. The aggregate Purchase Price paid by the Purchaser to the Sellers on the Closing Date for the Jack County Property was $1,700,000 in cash. In connection with the closing of the asset purchase transaction described above, Texas Energy paid a consulting and negotiating fee of $500,000 to NorTex Holdings, Inc. for its professional services in bringing the parties together and facilitating the consummation of the transaction.

While the Registrant intends for its subsidiaries to operate at a net profit, to date Texas Energy has a limited operating history and, therefore, the Registrant cannot accurately predict what its future results of operation will be, how the closing of the asset purchase transaction described above and memorialized in the PA will impact the operating results of Texas Energy, or how the operations of Texas Energy will impact the operating results of the Registrant.

lol wow, just checking in and look at where the price has gone now. What a buying op.

I'm guessing that there will be one or two more down days and then the reversal will start to happen. I'll put my 15k in around then.

I don't know how big of a reversal it will be but I'm thinking it will go to .12 or above.

Oil falls below $70, so not good for oil stocks right now. That would be my guess for the drop in price, but it could also be due to the dilution that's been goin' on. Apparently UPDA is a dilution machine. I'm staying away from this stock until I see STRONG financials.

Here's my 2-cents... I think this company can go either way right now... up or down depending on if it continues to produce revenues and reduce losses... duh, right? At this time, my gut instinct tells me that leadership will continue to produce as well as seek properties capable of producing more revenues. So, I'm sticking with it and hoping that they'll use my investment to propel the company into prosperity.

Actually, I really am not a big fan of oil companies as a source for energy. It's too inefficient and polluting for everyday vehicle use when compared to alternative energy sources like hemp or other natural oils. The biggest problem here is breaking the paradigm and getting big business to move along... which is an extremely complicated process that delves into the pockets of too many princes, kings, cousins, cousins cousins... w/e.

So yeah, I look forward to this company producing results and getting out of red-book land with it's recent property acquisitions. From my perspective this is a middle range investment of my money that I had intended for short range investments... but sometimes that's the way the ball bounces.

Guys, this stock is falling, but if you take a look at the market in general, it is horrible, most stocks follow the market unless some huge news breaks out such as a cure of SARS or something.

If you sell this stock now, you will be cutting your losses to someone that knows what they are doing and they are the ones that bought from you. Then they will stick it out and wait it out, and make 2 or 3 times what they bought it for.

I am in at 115 and I won't be selling no matter what right now because the market will turn and when it does, I will recover most if not all of my money.

Oversold could mean that there will soon be a shortage of sellers, no more sellers to sell because they could have all sold out (possibly). When buying pressure starts, the price usually goes up.

Look at what happens after the RSI dips to or drops below 30 on these charts. Sure looks like a bottom play.
