CWIR has an agreement with Alliance Towers, Inc to build all of their Towers. According to Ken Brand (CEO) he expects to build in the order of 25-30 Towers this year. Construction revenues generate between 40-50K per tower. This does not include other services for site preparation, permitting etc.
CWIR has recently purchased 4 Towers for construction that will belong to CWIR. Sites have not been established/announced for these towers as of yet. Each Tower generally has space for between 3-4 tenants. Usually the Anchor tenant is locked in before the tower is established. I believe the contracts are generally for a five year period paid for one year in advance.
"Rent" fees are on the order of 1750-2500 dollars per month per tenant. I think if you all do the math you will see that this adds up fairly quickly....and suggests that CWIR has a very bright financial future (IMO).

Rent is $10 per year with no escalation. Georgetown County's Department of Emergency Services is the anchor tenant. The Department's Lease Agreement rate will be Seven Hundred Fifty Dollars ($750) per month with 2% escalation per year. The initial term is for ten (10) years with four (4), five (5) year automatic renewals (30 year total) unless terminated by the County prior to the renewal period. The County's Lease Agreement is approved. Rent shall start upon the completion of construction of the facility which is currently scheduled in the 4th quarter of calendar year 2003.
(B) SITES IN SITE ACQUISITION AND LEASING PROCESS
Alliance Towers is currently in the site acquisition and leasing process on twelve additional sites in Georgia. The sites are based upon the projected requirements for locations by Verizon and other wireless carriers for the proposed 2004 network expansions. Alliance Towers currently has one lease option completed in Randolph County and one lease in negotiations in Webster County. Preliminary scouting and zoning reports have been prepared on all site area locations.

cwir has all of alliance's tower's. alliance is the prime contractor, cwir is their sub. during the earlier permit phase, alliance owed cwir a considerable amount of money. this was repaid and will be reflected in the next 10q. i'm not sure of the exact amount that all the permits cost per tower but it's upwards of 20k for each, also; the engineering by cwir was reimbursed. cwir handled all the expense until recently. i would say that alone would guarantee cwir all the tower's. in addition to alliances business, cwir has aquired 3 of their own towers. in the future they will install these and own them along with the monthly rev's.

I assumed that the permit fees came from one of the two and that it would be included in the contract with Alliance if CWIR had borne the expense up front. I'll summarize the discussions, but urge all those interested to listen to the interview for themselves.
Ken described 14-18 Towers in total to be constructed for Alliance Towers (Old Numbers, More have been added since this time) CWIR has signed a letter of agreement with Alliance Towers (A holding Company) "to do all of their construction for Alliance Towers"
Ken Brand also described 6-7 towers that are to be built in Kansas, Oklahoma, and Missouri areas.
5 (Guyed) Towers are going to be built for a city (location not given) in South Carolina. These towers mark CWIRs entry into the Broadband Systems arena and the towers will be owned and operated by both the City and the Hospital.

"Central Wireless announced today that it has finalized an agreement with Alliance Broadband to provide Development and Construction Services, including site acquisition for wireless tower facilities in the Southeastern United States.
Alliance Broadband, is a joint venture between Alliance Towers and an undisclosed wireless broadband provider in the Southeast. The joint venture will offer scalable bandwidth solutions in the 2.4 to 5.8 MHZ frequencies, both line of site and non line of site technologies will be available across the network. The network will have the ability to be rapidly deployed with low bandwidth cost."
Future Revenues:
Revenues are estimated at 40-50 K per Tower. This does not include revenue generated for additional services provided by CWIR such as site acquisition, Co-localization studies, site engineering etc.
CWIR is currently working on approximately 20 projects that are at various stages and are expected to be built out over the next 12 months.
Future Growth:
Expect to build out 30-40 Towers per year, with revenues of between 1.5-2.0 million (for construction alone). This does not include re-curring revenues that would be generated from towers that CWIR will own and lease space on.
So Why Should you Invest in CWIR:
(a) Share Price is Extremely Low
(b) CWIR is a young agressively growing company
(c) Cellular Phone industry is growing rapidly and the demand for towers is very high.

As to funding, CWIR has already obtained 600,000 dollars from investment bankers and is working on acquiring an additional 5 million dollar investment package (Now completed). The company also owns 100 million shares of a Holding Company (my best guess here is that the holding company is Alliance Towers).

i just got off the phone with ken, he answered all my questions.
the 31st of december posting was purely coincedental, that's when the lawer and accountants finished. allc filed the same day.
the shares that were registered are all restricted. 500 million for financing will only be touched if they should need some cash. alliance still owes some money for the tower contruction, they will be flush after the sec approves their 10 million at that point allc will pay up and cwir will not need to borrow for pay rolls. allc's 10 million is thru cornell capital.
ken still fills that they will turn 1.5 million in y2k4.
also cwir hopes to have 10 towers built that belong to them. they already have 4 towers ready to go up once they acquire the sites. 10 towers with 1 tennant equates to 18k per month and by the way, the carrier's pay a year in advance..
as if now, allc towers tennant are singular and verizon, possiblity of nextel coming aboard.

Not sure where they pulled this one from???? But anyway, perhaps someone here can point me to a stock that has a 5 Million dollar equity line of credit (based on shares to be sold if and when they are needed to raise funds for the company....recent S8 filing) that then does a reverse split the very next month before these shares have even been traded in the market?????
doesn't make a whole lot of sense to me, but what do I know? Perhaps someone else out there can comment on this one.....but I seriously doubt that this has any merit whatsoever (JMO).

New tower completions should be coming either this week or next.
Can I get a little help please?? How does CWIR stack up to the other towers companies like SBAC, CCI and AMT??? THEY were all pennies a year ago. Now SBAC $5+, and the other 2 around $12 each.
This one has been on my watch list for months - but seems stuck between .009-.016 -
Any opinions please, before I start my DD....

Central Wireless Announces Terms on Tower Acquisition
SARASOTA, Fla.--(BUSINESS WIRE)--Nov. 24, 2003--Central Wireless, Inc. (OTCBB:CWIR - News) announced today that it has agreed to terms to acquire three 260 ft. guyed towers for installation at future sites. The towers are being acquired from Diversified Management, Inc. in exchange for 400 million shares of the Company's restricted common stock.
The towers are capable of handling up to four wireless carriers per tower, They will be used at sites in the current expansion project underway in the Southeastern United States.
The Company's Vice President of construction announced today: "This acquisition is a great opportunity for Central Wireless to derive recurring revenues from and build assets and bring substance to the companies bottom line. In addition, the expansion that we are seeing in the Southeast should give us a foundation for long term growth in recurring revenues."
The Company has set forth on a major construction growth phase in the Southeastern United States. To date, there have been announcements on six major tower construction projects including the 260 ft. Sasser Tower facility, the 280 ft. Ousley Tower facility, the 280 ft. Norman Tower facility, the 360 ft. Georgetown Tower facility, the 195 Ft. Line Tower facility, as well as the 300 ft. Greens Cut Tower facility.
All of the construction projects are being completed for Alliance Tower, Inc. of Sarasota, FL and are located in Georgia and South Carolina.
Four Towers are listed as being constructed. Each of these was built by CWIR and have been described in recent press releases. (Ousley, Norman, Pineboro, and Greens Cut).
One Tower is listed as being currently in-construction. This is the Sasser facility and has also been described in a recent press release by CWIR (January 7, 2004). Based on my estimates this tower should be completed in approximately two weeks time. I would like to say 10 days as was the case in the last two towers, but a couple of the earlier towers took longer to complete.
Twelve Towers are listed as Development/Ready to Construct. I won’t go through all of the names here, but they are all listed on ALLC site.
Twenty seven sites are listed as being in the development stage. This list includes the Georgetown site which many (some) of us had been expecting news on.
As many of you already know Central Wireless finalized an agreement with Alliance Broadband to provide Development and Construction Services for all of their towers, including site acquisition for wireless tower facilities in the Southeastern United States.
Revenues are estimated at 40-50 K per Tower for construction. This does not include revenue generated for additional services provided by CWIR such as site acquisition, Co-localization studies, site engineering etc.
I'm not trying to be negative at all - but I just read a pile of stuff on RB's CWIR thread that is nothing but Doom and Gloom. Especially by a guy named Hotzanights. He said there are 2 Billion SA??? With high OS and Float? I love tower companies, but I need to study the heck out of this. He makes it sounds like the lower the price goes, the less money CWIR will see of the 5 million???
I'm not trying to bash at all - NEVER have. I'm just gonna have to do a LOT of homework here, and if any of you can save me some time, I appreciate it. He also said they're building towers for ALLC, so I found ALLC, they're on Pinks and almost 4x the price of CWIR????

Do your DD carefully, as I have.
If you feel that the O/S is too high for a penny stock then this is not a good stock for you to invest in. Keep an eye on it though, because with the first good quarterly revenues or the first tower built for CWIR you can say goodbye to the 0.01 cent range for good JMHO.
